WHAT TO DO WITH AN UNFINISHED BASEMENT

Although currently dimly lit and a little rough on the eyes, your unfinished basement still has a

lot of potentials. With just a little love and the help of the following ideas, you can spice it up in

no time and get some great use out of the space.

  1. Add a pop of color. Give your basement a whole different look without a big renovation by
  2. adding some color to space. Consider painting and sealing the floors, opening up the room
  3. by painting the rafters white or a light color, or creating a bold accent wall.
  4. Divide the space. Want to make your basement a multi-use room? Partition out the area by
  5. installing an inexpensive curtain system. This can be done either with a curtain track or a simple
  6. wire, some hooks, and curtains will suffice.
  7. Add foam mats. Whether you’d like to use the basement as a home gym to get a quick workout
  8. in or a place for the kids to play and rough house, adding some foam mats into the mix is a great
  9. and easy solution. They come in various colors and can quickly be picked up and tucked away if
  10. need be.
  11. Use a large rug. As an alternative to adding mats, find a large, eye-catching rug to be used as a
  12. focal point, and furnish the area around it.
  13. Add lighting. Basements often offer very little built-in lighting and few outlets around the room.
  14. Consider stringing café lighting across space from the rafters to give a nice ambiance and glow
  15. without any difficult electrical work.

STAGING STRATEGIES FOR YOUR HOME

Staging your home is all about putting the best foot forward for potential buyers. By highlighting

its most desirable features, you can draw more interest for your home and leave a lasting impression

that is sure to help you sell it more quickly. Here’s what you should keep in mind as you prepare for

your next open house or viewing!

  1. 1. Help them visualize it as their own. Make it easier for buyers to imagine themselves making your
  2. house their home by removing personal memorabilia, knick-knacks, and photos. Instead replace
  3. them with simple décors, such as paintings, nature images, and plants.
  4. 2. Think sleek instead of comfy. Modern-day buyers are leaning toward modern, crisp, clean interiors
  5. over comfy, homey looks. When staging your home, keep a minimalist mindset, and incorporate
  6. bright colors and metal accents.
  7. 3. Deep clean the small spaces. It's obvious to say you should clean your home before viewing,
  8. but don’t forget to cover your bases by deep cleaning the small spots. Take time to scrub porous
  9. areas like grout that may hold on to stains and baseboards where small pet hairs and dust love to
  10. cling.
  11. 4. Spruce up your landscaping. The first impression your home gives to potential buyers is its exterior.
  12. Ensure you have a freshly mowed lawn, neat hedges and shrubbery, bright flowers, and a clean drive
  13. way.
  14. 5. Set the mood. A home is so much more than just the way it looks, so you need to appeal to the other
  15. senses. Prior to having potential buyers over, set the mood by burning delicious smelling candles and
  16. selecting an upbeat, happy soundtrack to play in the background.

PREPPING PETS FOR THE MOVE

Your moving day is set and it’s time to start preparing. As you’re making your lists and checking

them twice, don’t forget to factor in your furry friends. Here are some tips for making sure the

process goes smoothly.

Medical records. When moving to a different city or state, one of the main things you need to take

into consideration is finding a new veterinarian that is the right fit for you and your pet. If you have

family or friends in the area ask for recommendations or do your own research by reading reviews

and news articles. Once you find one, contact your current vet to initiate a transfer of medical records.

Then schedule a “get to know you” appointment shortly after your move. Transportation. Whether it’s

a short drive or a long plane ride, you pet will likely need to be put into a carrier. For most pets, this is

a foreign concept and they require time to get comfortable with it. Start acclimating your pet as early

as possible and use comfort items like treats and favorite toys and blankets to make the experience a

positive one for your pet. Acclimation. Pad your moving schedule with ample time to get your dog or

cat acclimated to their new home. While the movers are still hard at work, keep them safely away from

foot traffic to reduce stress. Once they’ve left, make sure to clear anything that could be dangerous and

block off areas as necessary then let them free to get a lay of the land on their own.

What is a Solar Panel Lease?

While it is possible to have solar leases that are similar to leases of other types of equipment when you talk about solar leases in America you are typically talking about is a contract where a solar company agrees to fund the installation of panels on your roof and charge you a monthly fee for the use of these panels for the lease term.

The term of a solar lease is usually between 15-20 years.

The solar company owns the panels during the term and is typically responsible for maintenance.

This is known as a third-party solar lease because the panels are owned by a third party and not the homeowner during the term of the lease.

While lease payments are expressed in $ per month (rather than in cents per kWh in a PPA) they can be converted to cost per kWh.

As you currently pay for electricity per kWh and as you measure kWh first to determine the savings offered by installing solar panels it is sometimes useful to convert a monthly lease fee into a cost per kWh.

Once you do this you will be able to compare the returns and savings from a solar lease to the returns made from buying solar panels outright.

The home belos at 12646 W Skyview Drive in Sun City West, AZ has solar panels that are leased for a very low monthly payment and off huge savings on monthly utility bills. Listed for just $193,500.00

Showing Your Home in a Pandemic

Selling Your Home During a Pandemic

How to Sell Your Home During a Pandemic

Make sure your Real Estate Agent has a professional virtual tour and a personal video walk through of your home. Have all Buyers watch these two things and read the Seller's Disclosure Statement before making an appointment to see your home in person. All Buyers shoudl be pre-qualified for a mortgage loan to avoid having looky-loos walking through your home. You really only want serious Buyers visiting your home.

Don't plan on having any open houses while the virus is still active in your community.

Ask your Listing Agent for a "Carona Virus Showing Kit" which should include sanitizer, booties and gloves for people to use during showings.

Before a home showing, clean and disenfect high-touch areas, like countertops amd doorknobs, and leave all lights on to avoid people needing to touch your light switches. Also leave interior doors and closet doors open to avoid touches on these. Put a note on the exterior of the front door requesting people to remove their shoes and use the booties that are provided.

Make hand sanitizer, soap and paper towels available with signs encouraging hand washing.

Once the showing is over, clean and disenfect thoroughly to lower you and your familiy's exposure risk to whatever Buyers have brought in with them.

Many Sellers have followed these general guidelines even before a Pandemic made these strategies necessary.

Happy Selling!!
